When you are buying a home and making one of the most critical and costly decisions of your life, you must be aware of every facet of that purchase, especially if it is something that could cause damage or is causing damage. Wood Destroying Insect Inspections can help ease your mind or supply you with the information of a termite infestation before a settlement. For sellers and realtors, it allows for treatments to be made before placing the home on the market and to offer to a potential buyer as an inspected, termite-free home.  Wood Insect Inspection reports are relatively inexpensive when compared to the potential cost of repairs to a home due to subterranean termite or other wood destroying insect damage. In most cases, WDIR is required by the lender or finance company. 

 

For home purchases and sales, real estate and mortgage financing, Integrity Pest Solutions offers Wood Destroying Insect (WDI) inspections conducted by a certified and insured technician. A thorough visual inspection is performed of readily accessible areas of the property including a home, perimeter of the home, attic, foundation, crawlspace, basement, porch, attached garage, and any permanently attached buildings for evidence of wood-destroying insects. Detached buildings and outbuildings will also be inspected and included in the wood destroying insect inspection upon specific request.  The inspection will include Subterranean Termites, Carpenter Ants, Wood Boring Beetles, Old House Borers, Powder Post Beetles, and Carpenter Bee activity. The technician will inspect all areas of the property under the inspection for evidence of wood-destroying insect activity that may be present such as shelter mud tubes / tunnels, dead insects or insect parts, insect excrement/frass, exit and entrance holes, kick-out holes, staining, bubbling or peeling paint, soft, buckling, hollow or rotting wood and exit hole debris. 

 

Upon completion of our Wood Destroying Organism/Insect Inspection, you will receive the approved NPMA-33 Inspection form which will outline our inspection findings including any evidence of the presence of any current wood-destroying insect activity, as well as proof of any previous activity or treatments found. Conducive conditions will also be noted in our findings. Favorable conditions are conditions that may attract or contribute to ideal environments for wood, destroying insects, and future infestations. Such terms can include moisture or humidity concerns, standing water, leaking plumbing, grading issues, wood to ground contact areas and bushes/vegetation/wood near the home. Inaccessible and obstructed areas will also be reported, such as foam board/insulation, ductwork, stored items, appliances, wall coverings, or any areas that require dismantling or breaking apart. Also, photos will be provided of findings, as needed. When possible and to eliminate inaccessible areas, it is recommended that all furnishings, stored items, and appliances be moved away from the wall for the inspection process. The WDO/WDIR report is valid for 90 days from the date of inspection to obtain a mortgage and/or settlement of property transfer.

 

If termite activity is found during our inspection, a Subterranean Termite Treatment service will be recommended and is also required for FHA, VA, and other lender financing. Integrity Pest Solutions offers a comprehensive guaranteed termite treatment service that will be proposed at the time of inspection. A Guaranteed termite treatment can be expedited to meet any applicable settlement dates and scheduling deadlines with all treatment documents supplied on date of service. If other wood destroying insect evidence is found, Integrity Pest Solutions will also recommend treatment and offer treatment at the time of service for the specific target insect.
